Our client’s semi-detached three bedroom house is situated on a quiet residential street in Reigate, Surrey. The house is of cottage style with very limited habitable space, particularly in relation to the plot size. The brief was to extend out from the rear of the property into the garden, creating space for a new kitchen and dining space on the ground floor and an en-suite for the main bedroom on the first floor together with reconstruction of the rest of the interior.

Whilst only increasing the footprint by 12 sq metres the new extension managed to accomplish this comfortably. A new kitchen/dining area was introduced on the ground floor which had new sliding doors to the back to allow greater access to the garden. The existing first floor hallway was very tight with little space to move. The new extension allowed for this space to be extended and a better relationship between the rooms is now adopted. The existing bathroom has been increased and an en-suite bathroom with a walk-in wardrobe has been introduced to the main bedroom.

In the opening month of construction there were some major obstacles to overcome. Withstanding the horrendous winter weather alone, Kirkbuild, the chosen contractor, discovered to their horror the main sewer line running directly along the line of the new extension and, also, an abandoned well, when digging for the foundations. After consultation with our structural engineer and also working with Thames Water, a new foundation design was produced to solve this issue and construction was able to continue at little extra cost.

The project from this point moved seamlessly even with our client’s deciding to get married during the programme and the fact that the works affected pretty much every room in the property. Nevertheless, the project was completed on time in May 2011, (including extension of time for the issues in the ground,) and the extension enabled our client’s to enjoy their house with the extra space they so badly needed.
